The following case study describes our process selling our recently closed property at 4750 W. 21st Street, Los Angeles, CA 90016.

Deal Story

The owner of the 6-unit building on 4750 W. 21st Street in Mid City reached out to us to sell the investment asset. The ownership group had been able to renovate 60% of the existing apartment units and add-value by building an accessory dwelling unit. Within the first several weeks of marketing the property we procured multiple offers close to the asking price.

The seller selected an offer from a buyer that was going to be in a 1031 exchange and close all-cash. From the opening of escrow to the close of escrow, it was a total of thirteen (13) days. Today’s capital markets may not be as competitive as where they were 12-24 months ago; as a result, cash is king. Even though there were other offers that were slightly higher, the seller chose an offer that would close all cash in less than two weeks.
